In any real estate transaction, the major players are fairly standard and predictable: the buyer, seller, buyer’s agent, seller’s agent, buyer’s attorney, and seller’s attorney. We all have our roles in getting the best deal. We posture, we negotiate, we yell, we scream, we agree, we insist, we get offended, we console, we celebrate, we stomp our feet, we resist, we capitulate, we offer, we counter-offer, we counter the counter-offer, and we counter the counter to the counter-offer.
But there’s a major sneaky power player lurking in the background of every deal with a mortgage contingency: the appraiser. Any deal can be blown up, shattered, destroyed, obliterated, busted, and/or pulverized in an instant if the property doesn’t appraise. Caput.
As your agent, I have absolutely zero control of who the buyer’s lender enlists to appraise your home. Many appraisers are extremely familiar with the markets they serve; they understand the nuances of the locations, the differences in build-out, and the variations in character and design.
But occasionally an appraiser assigned to my deal will come from somewhere like Orland Park, Elmhurst, or Oak Lawn and may have not even been to the City since they attended a Supertramp concert in 1977. Or Jethro Tull in 1978. Or Styx in 1979.
It’s also very possible that the appraiser is coming to the property with a hangover, a sleepless night, or something else that put them in a cranky mood.
This is why we come to each appraisal of our seller’s home armed for war. We bring comparable sales, a market analysis, and background information which will support the sales price. Although we can’t guarantee that the property will appraise, you better believe my team and I will do everything within our power to avert this situation and bring your transaction to a successful close.
