Into the weekend!

As you all know, in the last couple of weeks Chicago has been smitten with a slew of crazy weather. In the morning, you may wake up with the sun shining, birds chirping, folks jogging and biking on the lakefront paths, and dogs prancing on their first walks…everything seems just peachy in the world (except, of course, what’s going on in the world).


Then, out of the blue - with almost no warning at all - the skies turn black and green, storms hit, tornados strike, and smoke invades to unbreathable levels. Havoc, misery, and disorder ensues. It’s as if Darth Vader descends, ravaging all of Chicagoland in an instant. Mad, horrific stuff.


But little did you know that I possess and freely wield the same power. 


Last Friday, a VERY desirable property came on the market. By the time my buyer saw it on Saturday, the seller’s agent disclosed that they already had two offers in hand, additional showings later that day, an open house scheduled for Sunday, and a call for highest and best offers by 9am on Monday morning. 


In a highly competitive seller’s market, this is the normal course: everything manageable with rules set, expectations in line, and a sensible timeline which calms nerves and creates a sense of peace and order, win or lose. Just like a sunny Chicago morning.


But here’s the thing: my buyer really really REALLY wanted this place. And my buyer had the one thing the others bidding on the place lacked: ME in their corner, ready to invade, conquer, and blow the whole thing up. 


Which is exactly what I did. 


After a series of back-and-forth calls with the agent and with my client throughout Saturday, we did the unthinkable: we signed a contract by 11pm that night. Brandishing my relationship with the agent, a stellar reputation in the marketplace, ideal terms presented by my buyer (price, closing, cash, minimal contingencies), we subjugated the competitors in an instant and claimed victory.

 

With the remainder of showings and open house cancelled, the offers already on the table rejected, and the Monday morning deadline dead, the other interested parties didn’t know what hit them. 


Now with a happy and content buyer, this Darth Vader lies in wait, ready for the next surprise fight.
