What’s not to like about Paris? Every time I visit, I marvel at its beauty, eat some great meals, and try to act Parisian by sitting on a park bench for an hour or two - trying my best not to text or scroll through the latest kitchen and bath trends on Instagram - watching the birds and people. On one visit, my son Max performed Saint-Saëns Concerto No. 4 at the Théâtre Adyar with the Concorde Sinfonia, Benjamin Christ, conductor.
Yeah, that was pretty great.
But as much as I enjoy Paris, I don’t sell houses there. And I don’t have a clue how transactions are conducted. So imagine my, er, surprise this week when one of my sellers received an offer contingent on the sale and closing of a residence in Paris.
Frankly, I have issues when a contract is contingent on the sale of a home in Park Ridge. When a contract contains a sales contingency, the seller is blindly shifting focus from the sale of their home to the sale of another one over which they - nor I - have little or no control. This is especially true when I can’t help my seller assess the probability of the sale, the market in which the buyer lives, or the true risks associated with accepting this kind of contingency.
Certainly if a property has been on the market for a while, I might be more inclined to encourage my seller to consider a sales contingency. But only after we have thoroughly evaluated that property and its potential sale.
In this instance, my seller and I took little comfort when the buyer’s agent attached an offer the buyer received on their Paris property. In French. Ah, ok. Jeesh, what does one do with that???!!!
