So many of our sellers are fine upstanding members of the community. They work, pay their taxes, provide for their families, visit the sick and infirm, give to those more unfortunate, buy cases of girl scout cookies, volunteer at food pantries, and shovel the walks of their neighbors (well not so many, really). They participate in walks and runs for cures for diseases, donate their shirts and pants that no longer fit, give to politicians who believe in democracy, and pour buckets of ice water over their heads.
And when they tell me they’re hiring an inspector to do a pre-listing inspection, they’re just trying to do the right thing by making sure everything is perfect for the new buyer and to stave off any potential issues that could potentially arise after we get their place under contact.
But they shouldn’t do it. Because I guarantee you each inspector will find something different. Inspectors are paid to find deficiencies, and they’ll find some even if you think you’ve already remedied every single itsy bitsy potential issue that could pop up. From the lack of GFCI protectors, to defective lighting (usually it's a burnt-out lightbulb) to windows that don’t latch properly to insufficient space in the electric box…SOMETHING will come up. We’ll respond to their inspection issues once they’re identified by your buyer’s inspector and make sure the process proceeds as smoothly as possible.
So save your time and money and continue with your other good deeds - especially when it comes to the peanut butter patty Girl Scout cookies which you’re always welcome to drop by my home or office. Or both. But definitely NOT the thin mints!

David Lee Csicsko Retrospective
