Like mine, I suspect each household is divided among shoppers and those who absolutely detest it. Without naming names to protect the innocent, I have one family member who consistently shops online and rarely opens the package; those items are somehow traded back online - or piled (very) high in a closet. Two others in my family would rather do anything else in the world - even watch a Packers or Badgers game. Then there’s me, a cool cat who can take or leave it. Shopping takes time, inclination, and - well - money. In the end, whether it’s art or sport, you end up with a thing. And, hopefully, a really nice thing.
Shopping an offer is another business altogether, although it is also both art and sport…and also risky business if it's not played correctly. With a solid offer in hand, the seller’s agent tries to solicit another better offer or two. Representing a buyer in this instance can be taxing and excruciating because you’re dealing with the unknown. And you can tell that this is what the seller’s agent is doing because of the excuses: the seller is with patients, the seller is traveling in a remote part of Uruguay, the seller’s phone is broken, the sellers have been so busy and have not had a chance to discuss, the seller had an emergency root canal. You get the idea.
This happened last week when a seller’s agent was slow to respond to an aggressive (low!) offer made by my buyer on a property which had languished on the market. Even without hard evidence, it was clear what the agent was doing - and I was determined to put a stop to it. With my handy dandy legal background, I put a firm deadline on acceptance of our terms and required the seller to both initial and sign the contract by that time.
With the right pressure in the right places at the right time, we got the deal done and put an end to all the shopping nonsense; I secured a fantastic deal for my ecstatic buyer.
