I hope y’all are enjoying the warmth of the onset of summer and doing your best to stay cool on these hot days.
I was - until I had a deal fall through this week over an air handler in one of my listings: the buyers insisted it was not functioning correctly and my seller insisted that it was. Seller stood their ground; buyer walked. This reminded me of a personal experience.
A few years before selling our mid-century townhouse in 2003, we decided to install central air conditioning - a project requiring an update to our home’s electric system. We went to great lengths and expense to obtain the requisite permits and ensure the upgrade was 100% compliant with the local codes.
When we brought our townhouse to the market (with an amazing broker with an incredible track record who specializes in modern, architectural, vintage, cool, and everything in-between properties), we priced it aggressively and received a VERY compelling offer. But our buyers’ inspector insisted they make an incredulous request: a credit to upgrade the electric system!
And, you know what we did? We did not yell and scream and rant and rave and stomp our feet. We did not argue the facts. We did not call the buyers ugly names. We did not threaten to walk from the deal.
We gave them the damn credit.
Although I’m sure the buyers spent the credit on either a romantic getaway in the South Pacific or the chef’s table at Alinea, we focused on our bottom line and secured the deal. Done.
Sometimes, the merits just don’t matter. Don’t use the negotiations of your home as an opportunity to display your righteousness, your machismo, or your moral and intellectual superiority - all of which you no doubt possess in droves. (I have many wonderful organizations and candidates committed to peace and justice that will gladly take your contributions!).
The goal is to maximize your return in a dynamic marketplace. So put aside your pride and listen to your trusted advisor: me.

Support Black-owned businesses at a Juneteenth market
|
On Friday, The Ace Hotel’s Freedom Market will feature a curated selection of more than a dozen Black-owned local businesses showcasing a variety of goods from clothing and art to plants and wellness products, with a live DJ and a percentage of proceeds going to charity. On Saturday, The Promontory’s Black Mall is putting on their own marketplace with Black-owned vendors hawking all things fashion to beauty alongside food vendors. Then on Sunday, The Promontory hosts The Black Market outdoor fundraiser and flea market featuring Black-owned businesses and creatives plus donations for charity.
