Into the weekend...

For years you’ve been receiving my “Into the Weekends.” Together we’ve laughed, we’ve cried, we’ve shared, we’ve learned, and we’ve grown. We’ve bought and we’ve sold - sometimes more than once, twice or even three times.

We’ve sheltered in place, we’ve prospered, and we’ve endured the tough times. We’ve lived through extraordinary world events, market changes, and lots of things which make me want to LOL and still others which make me want to gag. A lot.

(Forgive me if I’m getting too sentimental.)

As I’m sure you are keenly aware (and appreciate beyond measure), these weekly messages are anything but formulaic. No auto-message, no-chat GBT (editor's note: sic), no company-wide or industry-wide robo this or that. So, I don’t have to tell you (but I will): The Brad Lippitz Group “Into the Weekend” holds a distinctive place in realestateland - and I’m really proud of that.

What you don’t know is this. Except for the weekly shtick (and let’s call it for what it is) that I write in this (very sacred) space, the Brad Lippitz Group “Into the Weekend” would not reach your inbox without the efforts of one super human who ensures that each e-blast retains its authenticity, looks awesome, and is chockfull of really cool things to do.

This exceptional-thankless-behind-the-scenes-non-stop push is the result of the wizard behind the curtain - our very own Yoni Pizer. He scouts out events which form the weekly must-do list of many of our loyal readers, perhaps even you. And not just the ordinary expected stuff; you’ll find quirky performances, hidden gems, once-in-a-lifetime experiences … all at your fingertips just because he loves you.

He reviews our listings to make sure they’re accurate, linked, and looking good for those who appreciate the real estate eye candy we offer. And this requires days of work and focus.

I am forever grateful for the platform he provides to allow our group to reach you.

So, have a great weekend thanks to Yoni! And be sure to bundle up!

Best,

Brad

As a Homeowner, You Deserve Every Possible Advantage When it Comes to Pricing, Exposure, and Negotiating Power

Did you know that Zillow's algorithm often suggests below-list-price offers to buyers before they've even stepped foot inside your home?

These price recommendations are based on negative data points automated by Zillow, such as:

+ Price drop history

+ Days on market

+ Walk score and climate risks

+ Other negative insights beyond your control

Without context, this kind of exposure can:

+ Position your home as overpriced or negotiable from day one

+ Discourage full-price offers before a showing even happens

+ Drive down perceived value and invite lowball offers

+ Hurt your ability to control the negotiation

But you have a choice.

By working with a professional like me, you can control how, when, and where your home is marketed — protecting both your price and negotiating power.

Let’s Take a Smarter Approach, One That Keeps You in Control

Modern. Vintage. Architectural. Cool.

And everything in between.
