In one of my all-time favorite movies, “Willy Wonka and the Chocolate Factory,” the deliciously spoiled Veruca Salt demands that her father get her an Oompa Loompa. She’s accustomed to getting everything she wants right away; she kicks, screams, demands, and carries on until she (usually) gets it. Who can forget: “DADDY, I WANT AN OOMPA LOOMPA NOW!!” In the end (spoiler alert, if you’re a loser and haven’t read the book or seen the movie), her precociousness sends her and her father right down the chute with the others where they belong.
Like Veruca Salt, we all want something now. These are some of the things on my list: a new deep fryer, guaranteed democracy for generations to come, summer, grandchildren, a Supreme Court that protects minorities from majority rule, a single charger for all my electronics, cannolis from Sicily, a good night’s sleep, world peace, and hair.
Here are some of the things my buyers want now: the lowest price, a response to their offer, contingencies, credits, a response to their counter-offer, no other bidders, and a highly motivated seller who will also include all the furniture and maybe even a pet.
Here are some of the things my sellers want now: the highest price, a response to their counter-offer, no contingencies, nominal credits (if any), a bidding war, and a buyer who will let them lease-back for as long as they want without paying for it.
With heightened tensions, buyers and sellers have competing interests; and the timing and manner of negotiations often gets tricky, requiring finesse and experience. Even though we all want something now, a solid negotiating strategy is one where we evaluate each party’s negotiating power in the particular circumstance, set reasonable expectations, and wield the power (or lack of it) to get the best deal we can for our clients.
And if you’re not good with that, down the chute you go!
