| | It goes without saying (but I will, of course), that we have to remind ourselves that it’s the little things that matter - small gestures which can drastically impact a deal or situation, which go beyond expectations, contractual or otherwise.
Often, after working out, I’ll return to my car in the gym’s garage and find a, um, tennis ball tucked in the exterior of my car. Yes, a tennis ball.
You may be wondering how and why a tennis ball would magically appear in/on my car - often between the wiper and windshield, sometimes behind the rear-view mirror on the driver’s side, and occasionally the rear-view mirror on the passenger’s side. |
| | There are times when I don’t even notice the tennis ball until I’m driving away from the gym and the ball either bounces off my car or stays put and captures my attention at an odd moment en-route.
Although I haven’t played tennis in years (remember, I have conditions), these tennis balls mean a lot to me. That’s because they’re carefully placed on my car by a dear friend/client (let’s call him “David” because that’s actually his name) who wants to do only one thing: say hi. Obviously, in his own special way.
If he arrives at the club for a tennis game and notices my car in the garage, he’ll sacrifice one tennis ball on each occasion to let me know he says hi. That’s it. Nothing more, nothing less.
And it warms my heart every time - so much so that I can’t get rid of the tennis balls which have been accumulating in my car for years now.
Buyers and sellers in real estate transactions have opportunities which go beyond their contractual obligations to send simple messages to the other side to make the transaction just a bit warmer and kinder…like a seller leaving a bottle of champagne in the refrigerator which the buyer will discover on a final walk-through, or going the extra mile to ensure that the home is commercially cleaned, or organizing files containing resources and service companies familiar with the operations of the home.
Although these are all small gestures, they can have a large impact and minimize any potential for conflict at the closing table. And they just feel good.
Like tennis balls.
