Let’s face it: this Spring Awakening is like no other. The distribution of vaccines brings relief and hope - and the gradual re-opening of life in the City; the steady climb of the stock market feels (really really) good and offers opportunity; and, all the while, it seems like the natural course of seasons doesn’t blink, as cherry blossoms and Magnolia trees explode throughout the City.
And something else has emerged this Spring - a surprisingly exciting and dynamic real estate market in some areas of the City, and along with it, some good ole bidding wars - something I haven’t witnessed since pre-2007 days.
Although a bidding war is always good sport for me when I represent a seller (bring ‘em on!), it requires particular finesse when representing a buyer. This week I found my buyer the perfect place meeting all of his requirements. But it was way underpriced and hungry buyers swarmed the place during the limited showing hours. The seller's agent asked for highest and best offers and set a deadline.
My client looked to me, his trusted (and very experienced) advisor for guidance. He really wanted this place. I scrutinized the comparable sales and evaluated its value, independent of the hype surrounding the sale and concluded it was not only underpriced, but WAY underpriced. When I represent a buyer, my standard is always whether I could resell the home should the buyer need to sell.
We decided to offer 120% of the listing price and tweaked other contractual terms which would set it apart from the others. And I leveraged my solid reputation in the real estate community to assure the seller’s agent that I would see this deal through to the end. And, lo and behold, we beat out 12 other offers.
If you’re looking to buy a place, it may be tempting to use your mother’s neighbor from Wheaton, your child’s soccer coach who decided to dabble in real estate, or your friend who used to sit next to you in Hebrew school. But perhaps you should think twice and enlist me - a seasoned agent who can guide you through it all.

The series showcases classical and jazz music performances in utterly magical settings, as top musicians revive some of the greatest works in the classical and jazz genres while surrounded by flickering candlelight.
Only 50 people are invited to each candlelight concert making each and every event an incomparably intimate experience."

Sure, it's only April and can get a bit chilly at times, but the sun is out and with a few layers (and perhaps a heater) the time seems right for us to emerge from hibernation and isolation to get together with friends and family.
