Recently I did the unthinkable. No, I didn’t convert, and I didn’t move to Alabama. And, no, I didn’t leave Yoni to finally marry the girl in my high school youth group who had always warmed my mother’s heart (she’s been happily married for decades to a really nice guy with two wonderful daughters and, according to her Facebook posts, some pets of sorts).
Oh, and I didn’t start eating eggplant. Or mustard. Or dark meat chicken. And I didn’t put plastic coverings over our living room furniture to protect it like my nana did with hers.
But this is what I did do: I turned down a gorgeous
$5+ million listing on the North Shore, despite the owners’ pleas that I include their house in our group’s portfolio. Perhaps you think I’m crazy, but the owners demanded that we list at a certain completely unrealistic price, refused to take on the minimal staging/rearranging we recommended, and held unrealistic timing expectations.
When we take on a listing, your home becomes our own investment in terms of time, money and energy. Although we can’t promise or guarantee anything in a constantly evolving and shifting marketplace, we do our best to position your home consistent with the data and our own experience in the field.
Although some agents will take on anything, we don’t. With the goal of maximizing our sellers’ return, we take on listings as a partnership where there’s a meeting of the minds: the range of potential returns, what needs to be done to make it competitive, and realistic expectations for the short and long terms.
In almost every single case, we are able to achieve this - even when the prospects might be particularly difficult to achieve. But when there’s barely a meeting of any minds, we pass - even on something so seemingly desirable as this North Shore house.
It’s always an honor to represent the homes we take on and work with the sellers committed to this journey with us. Just make sure you first take off the plastic coverings on your furniture.
