When I was a kid, I would do anything to get out of gym class. Mastering my mother’s signature allowed me to easily submit any excuse in a simple note. If you were to take the notes at face value, I had tons of cavities, sore throats, fevers, broken toes, grandparents dying, allergy breakouts, family emergencies, obscure religious observances, and pipes bursting all over our house and repeatedly flooding it.
Coming up with excuses was second nature to me - as it often is to many sellers who delay countering an offer. It happened to a few of my buyers last week when we submitted their offers. In order to delay a response, agents say their sellers are: traveling, won’t get a chance to review it with their spouse until they’re out of the operating room, have a child throwing up all over the place, are out of cell service in the Sahara, at a funeral, at two funerals, have jury duty, and otherwise can’t be reached because their phone battery is dead.
A protracted response is no accident - the seller is trying to shop your offer to see if they can get a better one. Sometimes the seller has the power to do that; the buyer’s offer may be low and competing with a lot of interested parties, especially if the home is well-priced and a hot property. Sellers are more likely to quickly respond if the property has languished and they’re eager to make a deal with YOU.
