This past week I showed a home to my buyers in which almost all attached fixtures were excluded from the listing - light fixtures, window coverings, electronics, and even the carpet runner on the stairs. Yes, you read that right: the carpet runner on the stairs was excluded.
The general - and reasonable - expectation is that any personal property which is attached to the real property is included unless it’s specifically excluded. This is because the attached personal property is often what gives a residence that extra zest…and including it makes moving into a home that much easier for buyers; they don’t have to worry about the basics when they move in - even if they ultimately replace it.
(In many other markets, the common practice is for sellers to take their refrigerators with them, to which I emphatically say: WTF.)
When I take a listing, we review the personal property, and the sellers check the personal property which is included. And generally, there’s no issue - unless the seller’s great-great grandmother brought the living room chandelier on a boat from the old country. Most of the time I’m ok excluding that.
But sometimes, without direction, sellers are inclined to exclude even the most mundane items. Some examples: their cherished washer and dryer (“I don’t even need Bounce!”); a dining room light fixture from Restoration Hardware which Restoration Hardware still sells (“It took me 6 weeks to pick out!”); entry hall sconces from Ikea (Ikea!); a 20-year old first generation Panasonic TV - and swivel bracket - attached to the great room wall (“I don’t want to buy a new one when I move”); and, most curiously, custom window cushions and matching floral draperies in their living room which would have zero utility in their new home.
Whether or not the buyer sees value in these items, there is certainly value in not excluding them. It’s always best to include it ALL - unless a particular item has some special sentimental value.
But don't worry, my team and I are experts on what should be included - and can reasonably be excluded, including your ornery teenager.

First staged in 1901, the Chicago Auto Show opening on Saturday is the largest auto show in North America and has been held more times than any other auto exposition on the continent. This year marks its 114th edition.
The Show utilizes more than 1 million square feet in the North and South Exhibit Halls of the McCormick Place complex.
Exhibitions include: multiple world and North American introductions; a complete range of domestic and imported passenger cars and trucks; sport utility vehicles; and experimental or concept cars. In total, nearly 1,000 different vehicles will be on display. You'll also have the opportunity to see numerous accessories and auto-related exhibits, competition vehicles and project, antique and collector cars. Try to keep your expectations tempered though, since between supply-line bottlenecks and computer chip shortages (not to mention the Canadian truckers closing the US-Canada border), it may be years before anything you see at the show can be yours.
