As a member of the elite nation-wide Sports and Entertainment division of Compass, I work with a lot of high-profile clients who value their privacy. They’re being traded, signed-on, or lured to Chicago for their glam careers. As tempting as it may be for some to kiss and tell, I respect their need for privacy and guard their identities at all costs.
However, when they close on a home, their purchase becomes part of the public record for all to see, envy, and scrutinize. You can see what they bought, how much was financed - and, most importantly for some, what their taste level is. You’d be surprised by how many are wowed by Uba Tuba granite countertops installed in 1998.
But what if they don’t want people to know anything at all? They could buy into a coop where except for the shareholders of the corporation (who will know EVERYTHING), there is no public trace of their purchase. Or they could, gulp, rent. Or they could even change their legal name (sorry, “Brad Lippitz” is already taken).
But the best way to protect their privacy is probably to take the title of the home through a land trust. In that instance, all public records of the transaction will identify the land trust as the owner and/or borrower, as the case may be.
And this is something YOU can do too if privacy is a concern. Of course, you should contact your attorney, accountant, financial advisor, and/or hairdresser - whomever you turn to for sage advice before settling on a land trust. But happy to throw it out there as a really good option for those who prefer to keep a low public profile on their home purchase.
