As many of you know, I am insomniac. I am up all night, ruminating on the nuances of my deals: how to determine the best angle to negotiate a particular transaction; how to market a particularly challenging listing; how to persuade a client to change course when their dream scenario fell through; how I will physically navigate the city with the stacked showing schedule of an out-of-town buyer who insists on seeing 25 properties in one day; how I will return the 37 calls in the morning to everyone expecting a call “first thing in the morning”; how I can save a transaction when everyone’s feelings are hurt. The list goes on and on - and my mind doesn’t stop.
But last week a real life day-time nightmare happened once again: my buyers brought the father-in-law to the inspection. Some people question whether they need to attend their inspection at all; and the answer is: of course! Although I (admittedly) have a great eye for design, utility, and the market, I am not a trained contractor; you need to have an inspector scrutinize the property to make sure there are no ticking time-bombs.
What you shouldn’t do is bring the one person who thinks they know it all: your father-in-law. Armed with a high-powered super-duper flashlight, a 300-yard measuring tape, and unconditional love for their adult children, fathers-in-law (especially if they’re from Iowa or Nebraska or downstate) feel the need to out-inspect the inspectors, challenging every door hinge, tub drain, and ground-fault circuit interrupter.
If the in-laws happen to be in town visiting during the inspection, consider leaving them at Starbucks with a venti latte, babysitting the kids, or better yet - sending them down the Chicago River on a Wendella boat tour followed by a lunch reservation miles away from the property you’re buying.
That way I’ll be able to sleep much better.

There are three award-winning theaters in the district, a variety of live music venues, art studios and galleries, all in close proximity to unique and friendly bars and restaurants.

At last, the Briar Street Theatre will again host our favorite azure action actors, aka The Blue Man Group. Reemerging from a long pandemic-forced hiatus and back with new instruments and plenty of bizarre fresh tricks up their painted sleeves, the blue boys want everyone to know CDC guidelines will be followed and masks are required.
