Consider yourself very lucky if you are not a guy who went to New Trier East in the 1980’s. And that’s because my beloved high school required one thing from its boys which caused all of us endless trauma well into adulthood. Citing cost savings as its reason (um, in Winnetka!), they forced us to swim without bathing suits - yes, NUDE - during our swim classes. Even though the girls got (albeit, horribly ill-fitting) bathing suits, they deprived us of that luxury. The equation is pretty simple: cold natatorium + freezing water + boys in various stages of development + instructors and eager assistants who handed out towels = utter humiliation.
I try not to think about that often, but last week I was reminded of it when clients of mine suffered the ultimate real estate humiliation: they were rejected by a co-op board. With no explanation. Should you decide to buy a coop apartment, you are literally putting everything out there in plain view - just like we had to do at NTE swimming. You hand them your financials, your best references, your personal family info, everything. You even get dressed up in your finest for either an interview or an introduction party with the other residents. You are charming, successful, and well-travelled. You make sure to put in your collar stays, and you never say “ain’t.”
And then it hits: denied. As alarming as this is, coops are entitled to screen its residents and accept whom they choose - and deny the others without explanation. Coops originated early in the 20th century when members of the same club or family elected to erect a building for themselves - and control who moved in when any resident decided to sell. Even though this mode might seem antiquated at this point in time, it’s a form of ownership which many enjoy - even if an apartment in the building languishes on the market while they reject applicants.
